A developer has submitted plans for 24 flats on a piece of Grantham land only months after similar plans were rejected.
Invicta Rentals Ltd wants to build two blocks of 12 flats on land at the back of Gladstone Terrace. The plan has attracted controversy in the past because access to the site is limited, but Invicta’s plan for the 24 one-bedroom flats does not include any designated car parking spaces.
In a statement, the agent for the applicant, Plan-It Design Ltd, said: “One bedroom dwellings are badly needed in Grantham. In mid-2014 the number of one bed units on the local authority waiting list was over 500. With no residents’ parking, a greater number of units can be achieved to satisfy this high demand.
“In order to produce numbers of much-needed one-bedroom accommodation and the fact that, as the scheme was so very close to the town centre, any on-site parking has been designed out. The anticipated occupiers of the proposed one-bed units would not be car owners and would live and work in Grantham or by virtue of the very close proximity to bus and train routes and bus stops, would commute to any places of work away from the town centre.”
In December 2015, an application by Invicta to build 24 flats on the site was rejected by councillors against officers’ recommendations. They rejected the plans on the grounds of layout, scale and access. But Invicta now says it has addressed these concerns with its latest submission to the council.
